It does not replace local legal, engineering or tax advice, but it should help you understand what capsule housing can and cannot do, and what to expect from working with us.

General & Concept

What is capsule housing in this context?
When we say "capsule housing", we mean prefabricated modular units that are delivered as largely complete rooms, ready to be placed on foundations and connected to utilities. They are not hotel capsules or sleeping pods in a large shared room, but stand-alone units for resorts, camps, Airbnb-style rentals or staff housing.
Are you a manufacturer or a developer?
We are neither a pure factory nor a property developer. We work as a project partner and international trade company that connects you with established capsule manufacturers and system suppliers, and helps you plan and coordinate your project from concept to delivery. Local design, permits, foundations and operations remain under your control, with our support on the capsule and system side.
What types of projects are capsule units suitable for?
Capsule units are particularly suitable for island resorts, eco camps, glamping sites, lakeside or mountain retreats and small clusters of high-value short-term rentals. They are most effective where traditional construction is difficult, slow or heavily constrained, and where you need scalable, repeatable room types rather than one-off villas.
Can capsule units be used in cold or very hot climates?
Yes, but the specifications must be adapted. Insulation, glazing, HVAC systems and sometimes structural details need to be chosen according to your climate and local building requirements. We provide technical data for the capsules, and your local engineer or designer confirms that they are suitable and specifies any additional measures.

Technical & Product

What sizes and layouts are available?
We typically work with capsule models from around 18 m² up to about 38 m². Smaller units are often used for staff housing or compact guest rooms, while larger units can function as suites or long-stay units with kitchenettes. Within each size, there are different interior layouts (double, twin, family, with or without balcony or kitchen) that we can recommend based on your project.
What materials are used in the capsules?
Most capsule structures use a steel frame with insulated wall and roof panels, plus aluminum or composite exterior finishes and standard interior finishes suitable for hospitality. Exact materials, insulation levels and coatings vary by model and manufacturer. We provide datasheets with structural and material information so your local professionals can review them.
Are the units fully furnished and equipped?
They can be. A typical configuration includes structure, exterior and interior finishes, built-in furniture, bathroom fixtures, electrical wiring, lighting and basic HVAC. Optional packages may add kitchenettes, smart locks, entertainment systems and off-grid power or water equipment. You can choose between different specification levels depending on your budget and target guest experience.
How long do capsule units last?
The expected service life depends on materials, maintenance and local conditions. With proper design and care, capsules can serve for many years, comparable to other light-frame or prefab buildings. We focus on models that are designed with durability and maintainability in mind, especially for harsh coastal or mountain environments.

Permits, Building Codes and Certification

Are the capsules certified in my country?
Building codes, certification schemes and approval processes differ from country to country and sometimes even between regions within a country. We work with manufacturers whose designs follow common international standards and engineering practices, but we do not claim that any capsule is "automatically certified" everywhere. Your local architect or engineer must review the technical documentation and guide you through your local approval process.
Who is responsible for getting permits and approvals?
You, as the landowner or project sponsor, are responsible for obtaining all necessary permits, approvals and licenses. We support you by providing technical information about the capsule units and systems, but we do not act as your legal representative or local designer. In many cases you will need a local architect, engineer or permit consultant to prepare and submit documents.
Can capsules be used in protected or environmentally sensitive areas?
That depends on local rules. In many cases, authorities prefer light, reversible structures with minimal ground disturbance, which is one of the strengths of modular capsules. However, some areas prohibit any permanent structures, or require special environmental studies. We can describe how the capsules are built and installed; your local advisors must confirm whether this meets the requirements of your site.
Do capsule units comply with fire safety regulations?
Capsule designs can incorporate fire-resistant materials, compartmentation and escape routes, but fire safety rules are very specific to each jurisdiction and building type. We provide material and layout information; your local fire consultant or engineer must check compliance and, where necessary, specify additional measures such as alarms, sprinklers, hydrants or escape paths.

Shipping, Installation and Project Timeline

How are the capsules transported?
Capsule units are usually transported by truck and sea freight, either as complete modules or in sections depending on size and route constraints. They are packed and secured for transport at the factory. We help coordinate with freight forwarders and provide documentation, while you or your appointed agent handle customs clearance and local logistics from port to site.
What kind of foundations do I need?
Foundation requirements depend on soil conditions, loads, local codes and capsule type. Common solutions include concrete pads, strip footings, piles or steel supports. We provide interface drawings and load information for the capsules; a local structural engineer must design and certify the foundations for your specific site.
How long does installation take on site?
If foundations and utilities are ready and access is prepared, placing and connecting each capsule can be relatively quick - often a matter of days for a small group of units. The overall on-site timeline depends on crane availability, site conditions, the number of units and your contractor's organization. In many projects, off-site production and on-site preparation run in parallel to shorten the total schedule.
Who installs the capsules?
Installation is usually carried out by your local contractor or a specialized installation crew, sometimes with support from the manufacturer. We help by providing installation guidelines, checklists and technical support, and we can assist in coordinating with the factory if a dedicated installation team is offered. However, you are responsible for contracting and supervising on-site work.

Costs, Payment and After-Sales

How much does a capsule cost?
Prices vary by model, specification level, quantity, market conditions and distance from the factory. As a result, we do not publish a single "standard price" that could be misleading. Instead, after understanding your project requirements, we provide a detailed quotation that separates capsule and system costs from shipping and estimated local costs such as foundations and site works.
What other costs should I plan for besides the capsules themselves?

In addition to the capsule units and any off-grid systems, you should budget for:

  • Land and permitting costs
  • Design and engineering fees
  • Foundations and site works (roads, platforms, drainage)
  • Utility connections or local power/water systems
  • Cranes, transport from port to site and installation labor
  • Landscaping, furniture, equipment and operating setup

We can help you list these items, but local prices must be estimated by you and your advisors.

How do payments usually work?
Typical arrangements involve a deposit on order, one or more progress payments during production and a final payment before shipping. Exact terms depend on the manufacturer, project size and risk profile. We explain the proposed terms transparently so you can evaluate them and, if needed, discuss options with your financial advisors.
What kind of warranty and after-sales support can I expect?
Warranty periods differ by manufacturer and component type (for example, structural elements, finishes, electrical equipment and appliances may have different terms). We clarify these details in writing before you commit, and we help coordinate any warranty claims with the factory. Regular maintenance and correct operation are essential to keep your warranty valid and ensure long-term performance.
What happens if there are issues after installation?
If you encounter issues related to the capsule units or supplied systems, you contact us with documentation (photos, descriptions, serial numbers, etc.). We work with you and the manufacturer to identify the cause and possible solutions, which may include local repair, spare parts or other corrective actions under warranty where applicable. For issues related to local construction, foundations or utilities, your local contractors and engineers remain the primary responsible parties.
